In this method, an architect is retained by the Owner and completes the design process prior to our involvement. We use the drawings and specifications prepared by the architect as a basis for the bid we submit to the Owner. While we have the ability to self-perform many of the services needed to construct the project, we will also hire and supervise a team of subcontractors and suppliers to complete the work.
R.W. Mercer Co. provides advisory management and assistance to the Owner prior to construction in this delivery method. We will offer schedule, budget and constructability advice during the project planning and design phases. We then assume the risk for construction performance or the equivalent of a general contractor by subletting the construction work to trade contractors and typically guarantee completion of the project for a fixed, negotiated price or percentage of cost.
R.W. Mercer Co. teams up with an architect in this delivery method to provide design and construction services under one contract. This method yields improved project quality by having the architect and contractor working together from concept to completion. It can also result in additional cost savings to the Owner as value engineering and constructability review are utilized continuously throughout the project duration.
