This approach to Construction Management presents owners with many
benefits over the traditional Competitive Bid form of contracting.
By partnering with our customers the R. W. Mercer team provides the
necessary skills to be more responsive to the owner's construction
concerns with respect to time, money, cash flow, quality, functional
efficiency and aesthetic values. This also gives the owner more control
over budget and quality, thereby saving significant time and money.
The common us vs. them relationship that often develops in the traditional
construction approach is virtually eliminated based on the closeness
between our customers and employees.
How can Mercer's approach to Construction Management work for you?
Savings___________________________________________________________________
R. W. Mercer Co. confirms the financial feasibility of a project in the conceptual stage and establishes a project budget at the beginning of the design process.
R.
W. Mercer Co. will evaluate the possible project locations and prepare
construction cost and time estimates for comparing each location's
improvement and development costs. Subcontracted phases and materials
are still competitively bid (unless mutually agreed otherwise),
which constitutes 70% to 80% of the total project cost.
Time_____________________________________________________________________
A
preliminary budget is established prior to work. This information
gives the Owner more time for securing financing and allows for
an earlier construction start.
Negotiating the contract allows for phased construction or "fast-tracking". Fast tracking provides the Owner with a completed facility at the earliest possible date.
We will assist in coordinating the efforts of architects and consultants as well as any Owner-controlled contractors.
Control___________________________________________________________________
The Owner maintains greater control of the Project with increased opportunities for decision making, participating in subcontractor and supplier selection, and managing any changes desired during construction.
As the design proceeds, R. W. Mercer Co. will analyze how the design affects construction methods, systems, materials and other factors to ensure design feasibility and assure the best product for the dollars budgeted.
Most budgetary problems will be identified during the design process, before the construction begins. The Owner then has the opportunity to consider substitutions or "trade-offs" to maintain the budget.
Quality___________________________________________________________________
Subcontractors and suppliers are pre-selected prior to bidding. This assures a quality product that is normally unavailable in an open bid situation.
A cooperative "partnership" is established between the Owner, Architect, Consultants, and R. W. Mercer Co. as opposed to the adversarial relationship traditionally found in competitive bid situations. Such a partnership always results in a better quality product.
